Gathering data, however, is only one side of the coin. To be a successful estate agent you must also make yourself personally known to the homeowners who live in your territory. This is best done by what South African politicians call huisbesoekâthe home visit. Set yourself a realistic daily target for visiting a predetermined number of homes and try to stick to it. If the people are not at home, leave your brochure or card and make a note to call back later.
If they are home when visiting, make discreet notes about the property and important forthcoming family events such as the expected arrival of a baby, a barmitzvah, engagement or wedding. On the next visit, make a friendly inquiry about the event. This quickly establishes your personal interest in the family and goes a long way to create a cordial and potentially rewarding relationship.
Tell the homeowners that this is your territory, that you are a professional estate agent and that you love your work. Make them believe by your actions as a friendly, knowledgeable professional that you are the only agent they should contact when they wish to buy or sell a home.
Getting to know people and getting people to know you as a person who cares about his, or her, farm and the people who live in it is a vital ingredient in the business of becoming a respected professional estate agent. With this in mind, serious consideration should be given to joining, working for or generally assisting:
School committees
Make yourself known to the chairpersons and principals. Ask where you can be of assistance. Offer to speak at high schools on such topics as what property ownership means, what money means and how it can be invested. You will, in fact, be educating potential homeowners in your farm while making yourself known to them as well as their parents, who are part of the audience.
Sports clubs
Even if you don’t join them, make yourself known as a friendly and helpful person. Speak to as many members as you can and create solid acquaintances so that your name will automatically be associated with property.
Ratepayers’ associations
If there is one in your territory, join it. Your considered advice as a professional estate agent will be respected.
Town council
Ensure that the mayor, town clerk and treasurer are aware of your service to the community.
Member of the provincial parliament
Introduce yourself to the local M.P.’s. Tell people in your farm that you are willing to put forward ideas on their behalf.
Social functions
Go to the openings of neighbourhood shopping centres and stores. Attend charity functions. Offer to assist or speak, or both.
Local interest groups
Get involved with neighbourhood watch or similar organizations. Make and maintain contact with fitness classes as well as yoga, pottery, handcraft, painting, climbing and other groups. Provide information on group activities to buyers so that they can quickly become part of the community.
Your job as a professional estate agent doesn’t end with the closing of a sale. As Confucius put it: “He who stands on pinnaclehas nowhere to step but off.”
Avoid this calamity by being unselfish with time in the service of others. Remember that age-old maxim: “Cast your bread upon the waters and it shall return to you 100-fold”.
A new estate agent with little to offer but time and some knowledge, and advice, can generate interest in business through dedicated service to the community. To make people actively seek and respect that advice and knowledge, the community’s affairs shouldbecome the agent’s affairs. Do everything possible to make this so. A professional estate agent is in the people business. Neverforget it!
