Cooperative sales promotional ventures are activities undertaken jointly by your own firm and other businesses with the costs and benefits being shared. You may, for example, decide to cooperate with a furniture store and an interior decorator in furnishing your show house. In this way your property is shown to its best advantage while the services of the interior decorator and the merchandise of the furniture store are promoted.
Property Brochures
A brochure is a handwritten, typed or printed document that can be used to describe your firm and its services. It may describe a specific property, or properties, that your firm wishes to sell or lease or may be used to recruit staff. A brochure may or may not be illustrated; it may be in black and white or in colour. The design, copy, layout and illustrations for a brochure should meet the same requirements as those set for an advertisement. Brochures may be mailed or delivered by hand.
Brochures vary in length from a one-page flier or fact sheet to a technical document of fifty or more pages for the sale of a proposed shopping centre site. A brochure for a shopping centre may, for example, contain comprehensive details relating to matters such as the following:
- Description of site

- Economic and demographic information
- National tenants
- Other tenants
- Building cost estimates
- First-year return on investment
- Internal rate of return
- Floor and layout plans
When compiling a brochure be sure of your objectives and your audience. The format will be influenced by your objectives, target clients, budget, content and method of distribution.
Property Promotion Newsletters
Newsletters are valuable sales promotion tools. A distinction should be made between internal and external newsletters. Internal newsletters are intended for internal staff and are used to build morale, to provide information on internal sporting events and sales performances, to give sales tips and to relay news about the business.
The external newsletter is sent to various target audiences. It may relate specifically to properties for sale or for lease, or it may analyse general trends in the property industry, offer general investment advice, or draw attention to new legislation and expected economic conditions. In addition to target customers, you may also decide to send your newsletter to bankers, government officials, attorneys or insurance companies with whom you do business or who provide you with assistance.
Property Annual Reports
Public companies are compelled by law to issue an annual report to shareholders. Many estate agents, large and small, elect to draft an annual report informing clients about the firm’s activities during the past year, the services that it has offered, successes achieved, new services offered and new branches to be opened. Such an annual report may be mailed to clients, much like a Christmas letter. Larger firms with larger budgets place these reports in local newspapers. Whichever way it is distributed, the annual report has become a useful sales promotion tool.
