Property Advertising Specialities
An advertising speciality should ideally satisfy three criteria — CI relatively low price;
- high visibility; and
- excellent utility.
Typical examples are calendars, pens, pencils, matchbooks, diaries, time planners, nail clippers, key rings, rulers, memo pads, playing cards, metric conversion tables, beer mugs, ties and city maps. These items usually bear the name of the advertiser and his telephone number; some may even have space for a carefully planned message. They are usually handed out free of charge to elicit goodwill towards the salesperson and the firm, or to expose the name of the firm to the public eye. These objects have a strong institutional advertising character.
The choice of advertising specialities depends on considerations such as your objectives, audience, manner of distribution, cost budget, and the sales promotion message you wish to convey.
Property Premiums or incentives
Premiums or incentives are more expensive than advertising specialities and may include such items as motorcars, refrigerators, stoves, sea and air cruises, and hotel accommodation.
Premiums are frequently used as sales incentives for your own staff, for example as prizes in sales contests. In this respect they are gifts and the Receiver of Revenue may tax the recipient.
It is usually unethical or illegal to use premiums to induce clients to make use of your estate agency services. The use of premiums should be discussed with your attorney to ensure that you are complying with the law and are not violating the code of conduct of the Estate Agents Board.
Property Contests
Contests are subject to relevant laws and regulations and should be discussed with your attorney.
Contests may take many forms but should always be chosen to further your marketing objectives. Contests usually take up a considerable amount of time and have to be widely promoted. On the positive side, however, they give you threefold exposure: when you announce them, while you are running them and when the winners are finally announced. Avoid contests where losers turn against you!
Contests may include guessing the name of a popular song correctly, submitting suggestions for the name of a new shopping centre or residential township, or recognizing your advertising theme. Make sure that you carefully formulate the rules of the contest, plan how to attract entrants, select the judges and judging techniques.
Property Sales Promotion Events
Sales promotion events take many forms. These include a show house in a new development, the opening of a new shopping centre and the introduction of an international celebrity to the public.
Such events require careful planning and promotion. They have the advantage that they involve many people in your trade area, expose your name to the public eye and enhance your reputation.
Property Community Activities
A firm which is regarded as a good and caring citizen within the community builds up goodwill which can be translated into profitable business transactions. A variety of community activities, such as organizing charitable fundraising events, supporting nature conservation projects and serving on local committees will enhance your standing and that of your firm in the community.
