You have to distinguish between needs and wants:
Needs - This is something without which you cannot survive comfortably. If you have a large family for whom a three bedroomed house is a necessity, you might have to forego that swimming pool.
Wants - This is a luxury. It’s great if you can afford it, but if it cannot be accommodated within your budget, you’ll have to sacrifice it.
Purchasing a property is a lesson in compromise. Whether you’re considerate of your partner’s preferences or bound by budgetary restrictions, you’ll constantly be trading-off. You often will have to give something up in order to gain something that is of more value to you.
Finding the perfect property Advertisements
Newspaper advertisements and property guides are there to lead prospective buyers to the property that they might have in mind. Study the area of your choice with different price ranges and also consider one or two other locations (areas, suburbs, towns).
Compare prices, availability, prestige factors and personal convenience factors. You will discover features of homes and link them to your own requirements, but above all you will be able to compare prices in various areas. You will also identify active agents in specific areas. Phone the agent, talk to him/her, find out about specific suburbs or complexes and trends of developments. This important advice is free and it will be to your benefit. Visit show houses
Once you have visited a number of show houses in your area of choice, you will learn about prices and trends. You will gain first-hand knowledge of properties without inconveniencing the owners.
You will also meet estate agents with whom you may discuss your requirements. It also enables you to see whether you are practical and realistic about your expectations and ideals. Talk to the agents on duty about what a realistic offer would be. Find out about the transfer costs and when the property will be available for occupation.
Should the property be in a security complex, enquire about the house rules and monthly levy. Ask if the property is supplied with TV antennas or DStv dish and whether one may keep pets.
Call an estate agent
You can call some of the estate agents recommended by your family and friends. Should the agent you’re calling not be active in the area you’re interested in, he’s sure to be able to refer you to an experienced and established agent in the area of your choice.
For sale signs
Driving through the neighbourhood you’re interested in, you will most probably come across houses displaying “For Sale” signs. Call the person listed on the boards of the houses that appeal to you. You will gather that an active agent will have many “For Sale” and “Sold” boards in the area.
It is often said about an agent that: “He or she who rules the area with boards, rules the area“.
Should the search for your affordable dream home seem fruitless, consider building a new home or buying an existing (maybe older) property and plan renovations with your needs in mind. Once again, talk to the agent and share your thoughts and ideals with him/her. Otherwise, consider a different area or price range. It is always advisable to view a variety of homes.
