What to look at when viewing possible houses to buy
Here you need to be very practical and as objective as possible. The first thing to do is determine whether the house fits all your basic needs. Now you can determine whether the rooms are big enough to accommodate your furniture, while leaving enough comfortable living space.
Is the house designed practically? Look at the number of windows and how they are placed. Is there enough cupboard space and can stairs or other features be potentially dangerous to small children? If you have pets, there should be sufficient space for them.
Look for visible flaws in the property’s structure. Be on the lookout for cracked ceilings or walls, watermarks and broken tiles. Inspect taps, doorknobs, windows and the stove to see whether they are in working order. Make sure the toilets flush properly. Are the wall-to-wall carpets clean and in good condition?
Ask about possible flaws you cannot see - water, soap and paint can work miracles. Roofs that leak, the electrical and drainage systems could be of some concern. However, very few existing homes will ever be perfect, thus budget for painting and repairs that might need to be done.
The house should have sufficient security arrangements. Is there good burglar proofing and an alarm system?
Don’t let furniture and interior decoration influence you too much. The decorations, flower arrangements and the correct lighting can make a house look far more attractive than it really is. On the other hand an interior that is not to your taste can distract your attention from a well-designed house with many desirable features. Try to imagine the house as yours without the current furniture and decorations. You might find it less or more appealing.
Keep a scorecard
Remember to have a card for each house you view and to record the address and price of each house clearly in order to prevent later confusion.
It would be a good idea to rate the houses you view and put them in your order of preference. Concentrate on your three favourites and forget about the rest. In this way you will be able to reach a decision much quicker.
