How to choose Real Estate Agent when Private Property Buying is a bad idea

By arlene | September 25, 2008

Select an estate agent who is experienced, professional and enthusiastic. Work with an agent who makes you feel comfortable; someone who is knowledgeable and hardworking. A first-time buyer would be better served by an experienced agent, whose knowledge of the real estate industry and the local market would be of invaluable assistance to the buyer. Real Estate Aware

Ask your agent

Some questions you can ask before choosing an agent:

How you can help your agent

You should ensure that your agent knows exactly what your needs are. Be open and honest. Help him or her to get to know you: be truthful about your likes and dislikes, your special interests and the needs of your family. Giving feedback on the houses you view is important as this will also help the agent get a better idea of your preferences. Disclose your complete financial situation to your agent. Be frank with him/her. All of this information is important for your agent in order to help you find the right home.

Why buying privately from the seller is a bad idea

You might be tempted by advertisements from sellers or so- called “private sellercompanies to buy a property directly from the seller. I don’t think this is a good idea. A professional agent can help you find a better house faster, and for a better price than you can ordinarily find for yourself. The agent will have a number of properties you can choose from. A private seller limits your choice to a single house. Consider this: Why would somebody want to sell their house without an estate agent? In most instances this is to obtain a higher price. But by selling privately the poor buyer ends up paying more, without the benefit of the additional services offered by an agent. There is no need to plough through the complicated maze of residential real estate, isolated and on your own. It is imperative for the first-time buyer to utilise all the experience and assistance available. If you made a mistake with your first house, such as paying too much, it could take you years to recover. An experienced agent could be saving you thousands!
