How Swimming Pool affect the value of Property part 3

Doing it yourself
All pool company quotes, except those for installing vinyl-lined pools, include the cost of ground excavations even though these may be sub-contracted. However, you may choose to have the excavations done yourself.
This is not always financially viable unless you have access to earth moving equipment and, should there be boulders to crush, pneumatic rock-breakers, or unless the type of pool you require is an uncomplicated, fairly shallow backyard model that you and the neighbours can hack out yourselves. The hire of pneumatic machines alone could be very costly. Considering established pool companies make continuous use of this type of machinery and get trade prices, it is far less bother to let them organize it.
For the same reasons, you should think carefully before undertaking to build a pool yourself. There will be a whole series of subcontractors to deal with and it is highly likely that certain hazards could occur which you, as a layman, will not be familiar with. Some of the problem areas or areas of ignorance for the home-builder could be not knowing the municipal and building regulations or how to deal with a high water table, clay soil or subsiding ground.
Coping and paving
Most people have a paved area surrounding their pools and this forms a natural extension of the swimming/sunning area. It is possible to have the edge of the swimming pool, or the coping, finished off in the same material as the paving around the pool. For example, you can have brickwork surrounding the pool and bring a brick coping to the edge. The sharp edges of the brick can be rounded off by chamfering (make sure this is stipulated in the contract and that it is executed before the pool is filled).
Most gunite pools have a terrazzo coping which is made of white cement with marble dust and marble chips. And, in these cases, the paving surrounding the pool is either of slasto, brick, or a material known as cool-deck. The advantage of cpol-deck is that it doesn’t absorb as much heat as brick or slasto and it is non-slip. However, it tends to fade and doesn’t wear as well as the harder material. Brick is preferred by several top companies because it, too, is a nonslip material and it looks attractive when laid out well. Slasto tends to flake, especially when it heats up in the baking sun and cold pool water is suddenly splashed over it.
Safety fences
The law requires that all swimming pools be safely fenced. And it must be remembered that the paved pool area, if in a relatively small space, will leave little room for walking and sitting around once the fence has been constructed. In some cases it may be possible to do away with having a tightly fenced off swimming pool as long as your property is adequately walled or fenced off from the road and neighbouring properties. Check first with your municipality to see if this is allowed.
In most urban areas, safety fence and gate specifications for swimming pools are strictly enforced before building plans are passed. Pool regulations extend even further and apply also to kiddie pools. Unless the plastic portable pool you buy for the smaller children is less than 300 mm deep, you will have to submit plans to the council to have it authorized. It costs in the region of to have pool plans such as this considered, in many cases more than you’ll pay for the pool itself. Be that as it may, the building regulations that stipulate this are in the long run in the interests of your children.
