How Swimming Pool affect the value of Property part 4

Maintenance

Whatever methods you use, maintaining a pool requires time and effort so serious consideration should be given to labour-saving devices such as automatic pool cleaners and chlorinators, as well as pool covers.

Although a choice may be made as to how to kill the algae and bacteria in water, there are only two methods available for filtering the water. The more popular and less expensive sand filter is easier to maintain than the diatomaceous earth filter which gives a finer filtration but tends to become clogged. The sand filter has proved sufficient for the needs of the domestic pool-owner and most pool companies recommend this, purely as a utility measure.

Real Estate Aware

Since most problems pool-owners experience stem from negligence and ignorance, the most essential area in pool maintenance is ensuring that the water is balanced in terms of its acidity and alkalinity — that is, maintaining its pH balance.

When a pool is filled initially, before the chemicals are added, the acid balance has to be correct. This is particularly important in gunite pools because of the high lime content in the white marble plaster. The tendency therefore is for the water to be too alkaline and this can be neutralized by adding pool acid. Pool test kits are essential in ensuring the correct pH balance at all times and instructions with the kit advise on which chemical to add to neutralize the water. Once you have established that the pH balance is correct, a stabilizer must be added to the water and thereafter, chlorine is added.

Spas and saunas

Spas, often called jacuzzis, because Jacuzzi is the brand name under which spas first came onto the market, and saunas have taken their place alongside swimming pools at the top end of the consumer market.

The spa operates by shooting jets of highly pressurized warm water and air through outlets under water. The prefabricated units with no seams or joints in them hold an average of 2 000 litres of water and can accommodate six to eight people at a time. Initial cost is high and the cost of electricity is between R20-30 a month. Spas can also be heated by gas, in which case running costs are slightly lower. Most people choose to have their spas installed outside, to take advantage of the contrast between the hot water and the invigorating air, but they can be fitted anywhere, either above or below the ground.

The home sauna, measuring an average of 1,2 m by 1,2 m can be fitted either indoors or outdoors. The outdoor sauna is slightly more expensive, because it is constructed of a better quality wood that is specially treated for exposure to the elements. The sauna generates dry heat from electrically heated coals (the same kind of coal that steakhouses use on their charcoal fires) and drops of water and aromatic oils are poured over the coals to intensify the heat and humidity. After a good sweat it is essential to plunge into a pool and cool off in order to achieve full benefit from the sauna.
